Staff functions include processing applications for:
- platting and approval of construction plans for residential and commercial subdivisions proposed within unincorporated areas of the County for conformance to current criteria
- alternative methods of creating new lots
- variances requiring Land Development review
- construction, maintenance, encroachments and landscaping within County maintained road rights of way
- abandoning plats, roads and easements
- base building line waivers
- onsite drainage reviews for residential and non-residential projects not being subdivided
- removal agreements for encroachments into drainage easements and for specialty pavements

- Engineering review of Zoning Division applications
- County review of landscape permits on FDOT road rights of way within unincorporated areas of the County
- Tracking engineering conditions of approval from Zoning Resolutions
- Interpretations of Subdivision Ordinance and Article 11 of the ULDC

- Q: If I am proposing work within a County road right of way, do I need a permit?
- A: Yes, you will need a permit. You can apply online for the permit at: ePermits or submit your application to the above address. Online submittals are encouraged, but if you prefer to submit in person or via mail, please provide your application along with a CD of the plan files.
- Q: I need to provide the County with land for additional right of way and/or provide an easement. Where do I get the forms and what is the procedure?
- Q: I need to find out if my project has any outstanding Engineering conditions. Where can I find this information?
- Q: Do I need an onsite drainage review?
- A: You need an onsite drainage review if you are proposing new construction, modifications, and additions to existing drainage systems on commercial properties not being subdivided within unincorporated Palm Beach County (ex. shopping centers, churches, condominiums, and gas stations). Onsite drainage reviews are normally required prior to the issuance of the Building Permit.
