Residential deputy appraisers are responsible for all single family homes, condominiums, townhouses and villas in platted subdivisions, multi-family buildings up to nine units and zero lot line properties.

Q. What is the difference between zero-lot lines and single-family homes?
A. Zero lot line houses sit on the lot line, while single family houses sit in the middle of the lot. Zero lot lines often are narrower and maintenance is usually the responsibility of a homeowners association.

Q. How is residential property appraised?
A. Residential deputy appraisers use two approaches to value property, cost and market comparison. The cost approach estimates the cost to reproduce the house in current dollars. The market approach compares sales of similar properties and adjusts for any differences.

Q. How often is a residence appraised?
A. Deputy appraisers inspect all existing houses at least once every three years. Between inspections, an individual property's value is adjusted annually due to recent sales activity in a neighborhood. Our building evaluators assess new construction or additions to an existing house.

Our Geographical Information System assists the deputy appraisers with detailed property ownership maps. The maps include property dimensions. The data system is updated daily and the maps are available for review or purchase at any of our five Service Centers.

Q. Are any property tax exemptions available to homeowners?
A. Florida allows a standard $25,000 Homestead Exemption for qualified permanent residents. The $25,000 is subtracted from the assessed value of your property. If your home for example was assessed at $100,000, with the Homestead exemption, you would pay taxes on $75,000. Click Exemptions for more information and how to apply.
